Montgomery County Law on Outdoor Cooking
No Grills Allowed: No gas-fired, charcoal, electric grills, or other cooking appliances are permitted to be used or stored inside the residence, storage areas, on balconies, or patios.
· A minimum distance of 20 feet from any building.
· A clear space free of ignitable materials not less than ten (10) feet in diameter around the grill.
· The fire must be constantly attended to by a responsible person at least 18 years of age until the fire is extinguished.
· A garden hose or other extinguishing equipment has to be nearby and readily available for use.
· Proper disposal of ashes after a 24-hour cool-down period.
· The county also prohibits the storage of the grill on the property.
For these reasons, grills CANNOT be stored or used anywhere on the property.
Swimming Pool Policy
The following rules have been adopted to promote our residents’ health, safety, and welfare. Adherence to these rules will enable all residents to enjoy the pool and the pool deck this summer. These rules are for the Swimming Pool Area, which includes all amenities inside the pool gate’s confines. Management reserves the right to set and update rules concerning pool usage, attire, and personal conduct.
Pool Access
Access rights will be applied to residents ONLY upon returning a signed copy of the Swimming Pool Rules sheet to the main office with the signatures of all leaseholders in their apartments. Residents are held responsible for the adherence to pool and property regulations. Violation of pool regulations may result in the cancellation of pool privileges. Pool total occupancy must not exceed posted limits. Management may ask pool users to leave or deny additional users if over-occupancy issues occur.
Use Of Swimming Pool
Any person using the Swimming Pool and Swimming Pool Area facilities does so at their own risk. Management and ownership do not assume responsibility for any accidents or injury with such use.
Safety & Personal Conduct Rules
· No Diving
· No pets of any kind in the Swimming Pool Area will be allowed
· No running, diving, or pushing – No horseplay
· No glass containers in Swimming Pool Area
· Swimmers must wear appropriate attire in the pool
· No dress shoes on the pool deck
· No foul or abusive language allowed
Lifeguards/Pool Attendant
If the pool has a lifeguard on duty, the lifeguards serve solely under the direction of the pool managers, head lifeguards, or the Community Manager. All lifeguards are trained to provide for pool users’ health, safety, and welfare. Pools with no lifeguard on duty may have a pool attendant who serves under the Community Manager’s sole direction. Pool Managers, head lifeguards, Community Managers, pool attendants, or anyone temporarily designated by Management may require any resident or other person to leave the pool for failure to comply with these Swimming Pool Rules. They may bar further admittance by such persons.
Days & Hours Of Operation
The pool hours of operations will be:
Tuesday – Thursday: 12 pm – 8 pm
Saturday – Sunday: 11 am – 7 pm
Between Memorial Day weekend to Labor Day weekend.
Parking Policy
The tenant hereby acknowledges his obligation to maintain his vehicle(s) in a proper state of repair, both mechanical and body, or remove the vehicle(s) promptly from the community property at the request of the Landlord. Parking and/or garage accommodation are not included in this rental, and if provided and available, the same shall be provided solely as an accommodation to the tenant. It is therefore agreed between the parties hereto that the tenant’s use of any parking space in said community, if available, shall be at the tenant’s sole risk, and any employee of the Landlord who shall move or handle the tenant’s automobile or any article or package therein at the request of the tenant or any member of the tenant’s family, or guest, shall be deemed to be the agent of the tenant, and not the agent of Landlord, for such purpose. No buses, trucks, trailers, boats, motorcycles, or commercial vehicles shall be parked in the parking lot or driveways without the prior written consent of the Landlord. Parking and/or driving on grass or the placement of any type of vehicle on a patio is expressly prohibited. The parking lot is reserved for use only by properly tagged, functioning, and authorized motor vehicles that belong to the tenants. In no event shall the tenants allow motor vehicles to be brought into the demised premises or to be stored in or on the patios and balconies of the same. If the tenant shall use any parking area on Landlord’s property for the storage or parking of his automobile or any other vehicle, the tenant agrees to remove such vehicle from said parking space promptly at the request of the Landlord and/or upon the expiration or termination of his tenancy. If the tenant fails to do so, the tenant agrees to pay Landlord at the rate of thirty-five ($35) dollars per day for the use of said parking area, or the Landlord, at its option, may have said vehicle towed away and stored at the tenant’s expense. The tenant does hereby further irrevocably constitute and appoint Landlord as his attorney-in-fact to remove any vehicle parked in violation of this agreement and to store the same, at the cost and expense of the tenant, in such place or places as Landlord, in its sole discretion may deem proper, or to dispose of said vehicle in such other manner as Landlord, in its sole discretion, may deem proper. And, in either of said events, the tenant does hereby release any rights or claims he may have against the Landlord or Landlord’s agents for the storage, disposal, or removal of said vehicle or for any damages that he may claim as a result thereof.
Amenity – Commercial Parking
$75/month (we have a designated area for commercial vehicles)

· Have a valid driver’s license
· If the vehicle is a work vehicle, you must show a letter from your employer on company letterhead that you are authorized
to drive the vehicle.
· Must be current on rental payments
Laundry Information
Cider Mill Laundry Centers are secured. New residents will receive a key to open and close the door to the laundry center. Washers and dryers are provided for your convenience. Please remove clothing from the machines promptly. The use of tints or dyes is not permitted. Please report any malfunctioning machines to the Leasing Office. Loitering in laundry rooms is not permitted. Use of privately owned clothes washers or dryers is strictly prohibited. No outside drying lines are permitted. The Landlord is not responsible for lost or stolen items.
Fire Safety Policy - Do Not Tamper With Smoke Detectors
Please call the office at 301-948-3036 to get it fixed for a battery replacement or faulty device.
It is a misdemeanor to tamper or interfere with fire alarm pull stations, smoke and heat detectors, fire extinguishers, hoses, fire sprinkler systems and EXIT signs, and lights.
